As for the contracts and invoices, please let me consult with you as below.

1.
I appreciate if you could add the below clause after clause A(4) of Lease Agreement and A(5) of Furniture & Service Agreement.

After the first twelve months, should the TENANT be compelled to leave Thailand or by ordered of the head office to relocate to another country due to unforeseen circumstance which is beyond the control of TENANT, then this Agreement can be terminated by giving a 60 days advance notice in writing to the Landlord and the deposit will be fully refunded to the TENANT subject to clause B (3).

2.
As I talked with Mr. Taira, it would be very much appreciated if the invoices could be separated to Baht 80,000 and the remaining balance.
The invoices can be issued by using the same name and address (Tomomi Yokoyama / Tokio Marine Nichido Fire ….).
As for the way of separation such as the breakdown of lease/furniture/service amounts and the structure of each agreements, I would like to leave it to you.

Other terms and conditions of the agreements look fine for us.
